VACANCY RATE
The current percentage of vacant properties in a given area, regardless of why they are vacant.
VA MORTGAGE
A mortgage that is guaranteed by the Department of Veterans Affairs (VA).
VA MORTGAGE FUNDING FEE
Premium of up to 1-7/8 percent (depending on the size of the down payment) paid on a VA-backed loan. On a $75,000 fixed-rate mortgage with no down payment, this would amount to $1,406 either paid at closing or added to the amount financed.
VARIABLE RATE MORTGAGE
A mortgage that permits the lender to adjust the mortgage's interest rate periodically on the basis of changes in a specified index. Interest rates may move up or down, as market conditions change.
VARIANCE
An exception to municipal zoning regulations granted for a specific time period to allow for non-conforming use of the land.
VERIFICATION OF DEPOSITS (VOD)
Document signed by the borrower's financial institution verifying the status and balance of his/her financial accounts.
VERIFICATION OF EMPLOYMENT (VOE)
Document signed by the borrower's employer verifying his/her position and salary.
VESTED
Having the right to use a portion of a fund such as an IRA. Typically vesting occurs over time. If you are 100% vested, you have a right to 100% of the fund.
VETERANS AFFAIRS, DEPARTMENT OF (VA)
The successor to the Veteran's Administration, this government agency is responsible for ensuring the rights and welfare of our nation's veterans and their dependents. Among other duties, the VA insures home loans made to veterans.
VOLTAGE
An expression of electric force, or pressure. One volt being the force needed to move one amp against one ohm resistance.
